I see what you're saying but once it starts going down it usually doesn't stop. Who do you know that would buy a house at the minute? If no one wants to buy then estate agents have to lower the prices, then when they're lowered people see that they're going down so they still don't wanna buy. It causes a chain reaction that could see them go down by 40%. If this doesn't happen then I'm no worse off really because i could buy next year anyway. It just isn't worth the risk at the moment. Brids the man you need to speak to about house price booms and crashes. ps house prices may not have dropped at the moment because the stock that was on the market from a few month ago is still on sale now. You'll need to wait a few more month before you see any big changes.

Yep, unlucky or what. The interest rate is going to drop by 1/2 % by december - apparently. I work for an investment company and none of our investors want to take the risk of investing at the minute and 3 of the biggest buy to let mortgage providers have stopped providing buy to let mortgages. We have started on the first time buyer side trying to get discounts for first time buyers, 90% of them earning excellent money are being turned down for 100% mortgages. Even on a new build house with a builders deposit of say 5%, the mortgage companies are expecting them to match the builders deposit. Its shit
This defo could be it then! If lenders arnt willing to borrow people the money then a house wont be able to sell at such a high price. If they drop the interest rates then it may change things like it did in 2005. They were looking set to crash when the BOE dropped rates, which then made everyone go out and get a house while mortgages were cheap. I predict a 10% - 40% drop within 2 to 3 years and then either it stagnating for a while or slowly creeping back up.

Most lenders have puled out of the 100% market now, I wouldnt even know at the minute of anyone doing them although I asusme some lenders are. Most won't even lend more than 90%. I have always disagreed with 100% + mortages and with builders paying the deposit people are actually borrowing 100% as they aren't putting any money into the property. Yes you could say that you are getting it at a discount price, but noone actually pays the higher price, therefore the houses are actually worht the price with the discount off. My opinion only but I think that if you are buying a house and serious about it, then you should want it enough to be able to save up some money to put into it.
Also, people with 100% mortgages are in much more danger of ending up in negative equity if there is a fall in house prices.
