    Good news for Three Mile regulars

    No room at inn for flats Jan 10 2004

    A controversial plan to pull down one of Tyneside's best known roadside pubs for housing may be kicked out.

    City planning officials are recommending councillors reject an application to redevelop the Three Mile Inn on the Great North Road, in Gosforth, Newcastle.

    The move has led to a storm with some people protesting at the loss of the landmark pub and its restaurant, while others say the housing would be major over-development of the site.

    The proposal will be discussed at a meeting of Newcastle Council's development control committee on Friday.

    John Miller, the council's head of planning and transportation, is recommending the scheme is rejected.

    If that happens the developers will have the right of appeal or could submit a revised application.

    The proposal, by Rostock Investment, is for a four-storey development with 54 flats, plus 10 town houses and a 65-space car park.

    The pub and restaurant would be demolished along with a nearby footbridge across the Great North Road.

    The council has received 140 responses from residents, many concerned about the loss of the pub and the design of the housing, which they say would be out of character with the area. There are also concerns about the impact of traffic on the neighbourhood and increased demand for school places.

    In a report to councillors, Mr Miller said: "There is no over-riding need for residential accommodation such as that which is proposed in this area of the city.

    "There are existing consents and identified sites within the city to accommodate housing needs for more than 10 years.

    "The proposed development would result in an over-supply of housing land.

    "The design is out of scale and character with the area. The development would dominate adjacent residential properties and be detrimental to the amenity of the occupiers of those dwellings.

    "The proposal would also negatively affect views into and out of the city along the Great North Road."

    Gosforth resident and ex-Lib Dem councillor, John Shipley, said: "People will welcome this recommendation by officers which shows they have listened to residents' objections.

    "These proposals would lead to serious over-development on the site and the loss of a local community facility."

    Fair enough its bit out the way but the fan-wah is 2nd to none, the female bar staff are :eek: :drool:
